WINTER SPECIALS
DURING MAY, JUNE AND JULY (EXCLUDING SCHOOL HOLIDAYS AND LONG WEEKENDS) WE HAVE MANY PROPERTIES OFFERING WINTER SPECIALS. FOR EXAMPLE BOOK FOR 6 NIGHTS PAY FOR 5, BOOK FOR 5 NIGHTS PAY FOR 4, BOOK FOR 4 NIGHTS PAY FOR 3 AND BOOK FOR 3 NIGHTS PAY FOR 2. THIS OFFER IS NOT APPLICABLE TO ALL PROPERTIES.

CONDITIONS OF “HOLIDAY TENANCY”
Please read carefully the following conditions of letting as any departure from same permits the owner or agent to refuse a key, amend rent of premises or immediately terminate tenancy.
1. RESERVATION FEE (DEPOSIT): Within 7 working days of making the booking a reservation fee (deposit) equal to half the total tariff must be paid. If not paid the booking lapses. The reservation fee is part of the total tariff payable. Please check your receipts and vehicle ferry tickets (if applicable) and contact us immediately should there be any discrepancy.
1A. Please be aware that the RATES listed on our website are REVIEWED ANNUALLY and new rates are then posted which are APPLICABLE from JULY 1 in any year. New rates are applicable to all bookings beyond July 1.
2. BONDS: We reserve the right to charge a bond on any and all properties. A Tenant’s booking details form (including credit card details) is required to be signed on arrival before keys are handed over.
3. CANCELLED OR TERMINATED BOOKINGS: A cancellation fee of 12% of the weekly rent will apply under ANY and ALL circumstances.
(i) If the property is relet for the TOTAL period formerly booked by you, only the cancellation fee will be charged and the balance deposit paid will be refunded;
(ii) if the property is NOT relet for the TOTAL period formerly booked by you, the deposit paid will NOT be refunded.
4. KEYS: Keys will not be made available until ALL monies have been paid in full. Arrangements for the collection of keys outside office hours should be made prior to arrival.
5. CHECK-IN AND VACATING TIMES: Occupation commences from 2 pm on date of arrival, and the premises must be vacated by 9 am on the day of departure.
6. WEEKEND BOOKINGS: Are only available during Low Season, and bookings are only taken on a stand-by basis as follows:-
2 nights can only be confirmed the Monday two weeks prior to the weekend required:
3 nights can only be confirmed the Monday four weeks prior to the weekend required.
4-6 nights can only be confimed the Monday six weeks prior to the time required.
FULL payment of rent and vehicle ferry bookings (where applicable) is required prior to arrival on short stays.
7. NUMBER OF PERSONS: The number of occupants must not exceed the amount of bedding described in the Accommodation Guide or the number agreed to with the agent at the time of booking. The premises must be kept clean at all times. No more than eight (8) adults maximum in any of our larger houses at any time. A breach of this condition will permit the owner/agent and/or representatives to refuse a key, amend the rental or immediately terminate the tenancy.
8. THE TERM: The premises are rented for holiday purposes only, and for the term stated on the receipt.
9. NO PETS: Animals and pets are not allowed on or inside the premises, under any circumstances, unless permitted as per holiday listings. Maximum of two (2) pets allowed.
10. BOOKINGS ARE ACCEPTED BY US IN GOOD FAITH AS AGENTS FOR THE PROPERTY OWNERS: We cannot be held responsible for actions taken by the owner of the premises or other occurrences that are outside our control; these include:-- If the property is sold; the tariff is increased prior to your occupation; the property is altered in any way; malfunction of any inventory articles; the property is withdrawn from letting. Every reasonable endeavour will be made to find alternate accommodation should this occur, subject to owners authority. We accept no responsibility for misdescription of the property, particularly with regard to telephone or postal bookings (see clause 3 for cancelled bookings).
11. NO RESPONSIBILITY: is taken by the agent, their representatives, tradespersons, cleaners or alike or the owners, for tenants’ personal property or any belongings left behind, nor for any discrepancies with dates for bookings.
12. BREAKAGES AND DAMAGE: As the tenant you are responsible for all damages and loss incurred during the term of your occupancy. These are to be reported to the agent and/or replaced and paid for.
13. CLEANING: Please assist by leaving the premises clean and tidy (incl the BBQ), with floors swept, cutlery & cooking utensils washed and put away and rubbish removed from the property, or additional cleaning fees will be charged. If, upon occupation, the property or contents fail to meet acceptable cleaning standards, every endeavour will be made to rectify the problem. However, this shall not constitute grounds for cancellation or refund (refer clauses 3 & 10).
14. RELETTING FOR CORRESPONDING TIME “NEXT YEAR”: Tenants have first right of refusal to rebook the property they occupy for the same time the following year (subject to owners providing availability). We need to know your intention about rebooking no later than fourteen (14) days after vacating the property. This rebook request must be in writing and cannot be transferred.
15. GENERAL: All of our properties are let WITHOUT LINEN – a linen hire service is available from our office.
16. PARKING: Tenants and/or their visitors shall not park vehicles on the premises, except in specific designated areas. The tenants are responsible for the behaviour and actions of their visitors whilst on the premises.
17. FUNCTIONS/NOISE POLLUTION: Our accommodation is for residential purposes only. Functions are strictly not permitted. Noise pollution Is a punishable offence by law and as such we reserve the right to immediately terminate the tenancy for any breach of this condition or for the holding of a function.
18. A breach of any of the above conditions will permit the owner/agent to refuse a key, amend the rental, or immediately terminate the tenancy. NO refunds will be paid on terminated tenancies.
